What's on offer?
There are many property options available within the Shire of Nannup
W.A., ranging from 1 100 sqm (1/4 acre) town blocks, to large agricultural
and resort style properties with income streams. However townsite
houses and blocks are currently in high demand and difficult to
obtain.
Population of the town is estimated
at around 500, with approximately 1200 people within the extensive
shire boundaries, so there's always a quiet spot nearby. However,
if you need a larger backyard, a few acres close to town can still
be purchased for around the same price of an average metropolitan
suburban block.
This small country town could be described as "Australiana",
with many examples of architecture still unchanged from the early
days of timber and agricultural based development. With streetscape

surrounding buildings.
Known as "The Garden Village", Nannup's Shire, various
volunteer committees, helpers and residents always ensure a visual

So What's

Employment opportunities are limited in rural Australia. Many
small towns are facing confinement to history through restructuring
of traditional rural industries.
The more fortunate locations are remodelling their local economies
toward emerging markets.
Nannup is looking forward by
value adding to timber through furniture and art, tourism, floriculture,
aquaculture, fine foods and more. Nannup has a bright future however
these businesses are usually small hard working family enterprises,
not major employers.
Ideally, set up or buy into a profitable business, transfer with
an existing organisation or bring an alternative income stream from
elsewhere. Otherwise prepare to simplify your life. Your city friends
will generally think you are mad but secretly wish they had the
courage to do the same.
Finding your block:
It's easy to follow your emotions
and jump in and grab the first farm or acreage that appears to fit
your dream, but careful research and preparation will ensure you
won't be hit by surprises later. Some people are upset when they
find out they cannot fulfill their dream of a cellar sales winery
on their newly acquired 4 hectares, due to the zoning of the land.
Areas zoned for Special Rural uses may not allow for development
that could interfere with the amenity and enjoyment of your neighbours;
additional traffic attracted to a development, noise, smell, lights
etc.
Decide what activities you want to perform on your land and check

While you are there you can check that there are no activities that
may affect you surrounding your intended purchase.

map section of DOLA (Department of Land Administration) in Midland,
and purchase some maps of the areas your are interested in. Usually
1:10 000 scale enables identification of individual lots in a small
2 hectare style subdivision. For town blocks, smaller scales are
available. Look after your maps, they will save you a lot of time
and drama:
Small detail
such as tracks, backroads and water features are generally not available
on tourist style road maps. Your maps will save you from getting
lost and help you find that secluded patch of paradise more easily.
As you research your area of interest,
jot down the prices of blocks you look at, even if you are not interested
in buying them, along with a couple of identifying features that
will help you to remember them. "$220 000, small dam with
willow" will help you recall a property easier. As your
map fills with research, you start to have a good overall picture
of the asking prices.
When you phone a seller or agent,
have your map in front of you. You can see the contour of the land
in question and you can ask about the topographics. Hills, slopes,
streams and water features are marked on the map and you may decide
to save an inspection trip if it's too steep or wet for your purposes.
